What is the difference between circle rate and market value of land?
The circle rate is the minimum value fixed by the district administration for stamp-duty purposes. Market value is the price the land would realistically fetch between a willing buyer and seller, and can be higher or lower than the circle rate depending on location, access, size and demand. A valuation report records both.
Which factors affect agricultural land value?
Road access and frontage, distance from the city or highway, irrigation, soil and land use, shape and size of the parcel, clear title, and any zoning or development-plan changes that allow non-agricultural use.
